ANNUAL TOWN MEETING
The Annual Town Meeting will be held on Saturday, May 24, 2008, at St. Peter’s Lutheran Church,
10301 Coastal Highway, Ocean City, beginning at 10:00 AM.
This is an informal meeting for you to get to know your Board of Directors, the Plaza employees and,
of course, your neighbors.
There is a lot of new and exciting information that will be coming out of this meeting, and we hope to
see you there.

MANAGEMENT CHANGES
In considering the fiscal needs of the Plaza, the Board of Directors determined that a savings could be realized by not contracting for management services. Therefore, effective April 1, 2008, the contract with Hospitality Partners was terminated.
Dawn Lawson has accepted the position of General Manager. Most of you know her as the icon of the Plaza. After all she’s been here for 10 years.
Dave Martin’s position has been upgraded to Director, Maintenance and Building Operations. Dave has been heading the Maintenance Department since the spring of 2005.
Ralph Scheffey has joined the staff as Security Supervisor. Ralph previously worked security at Hershey Park. Some goals he has for the Security Department are friendly service, good appearance, professionalism, and exposure.
Please join us in congratulating Dawn and Dave on their new positions and in welcoming Ralph to the Plaza.
![]() REGISTRATION FEES
As a reminder, all rental guests are required to pay the $25 registration fee. If you handle your own rentals, your guests are still required to pay the registration fee just like a guest who rents from a rental agency. Your guests need to be instructed to go to the Long and Foster office, complete the registration form and pay the fee in cash.
This does not apply to family members or guests that you permit to use your unit at no cost. But, if money changes hands, your guests are to pay the registration fee.
PLUMBING INSPECTION
In a proactive measure to prevent leaks, once again this year the Plaza contracted with a professional licensed plumber to undertake an inspection of potential problem areas (e.g. hot water heaters, condensate lines, etc.). The results of his findings were sent out by mail. We encourage you to take his recommendations and have repairs made where needed.
On a somewhat related matter, when a leak occurs there’s always the question of who will pay. For this reason, when a leak occurs the Plaza staff will make every effort to assist you in getting the clean done. However, each owner is responsible for the collection associated with the damages.
RULES & REGULATIONS
![]() We are enclosing a copy of the Plaza’s Rules & Regulations so that you may re-familiarize yourself with them. It is suggested that you keep a copy of these Rules & Regs in your unit for your family members and guests. An online version is available on our website at:
In particular, parking regulations will be strictly enforced.
POOL HOURS
The indoor pool and spa hours continue to be 9:00 AM until 12:00 AM daily with adult swim only from 9:00 AM until 10:00 AM.
The outdoor pools will reopen on Friday, May 25th. The hours of operation are 9:00 AM until 7:00 PM. There is no pool attendant on duty from 4:00 PM until 7:00 PM.
Pool tags are required for admission to either the indoor pool/spa or outdoor pool areas.
In accordance with Maryland State Law, children under 15 years of age are not permitted in any pool area unless accompanied by an adult. Children three and under may use the pools only if wearing swim diapers and are under adult supervision.
Remember, you need a shirt and shoes in the lobby and elevators and you need to dry off before leaving the pool areas.

TELEGUIDE FOR OUR SATELLITE TV
After many requests, the Board has been able to procure a TeleGuide channel. This is the scrolling program listings.
We hope to have some HDTV equipment tested by summer so that local CBS, ABC, FOX and CW stations can be received in high definition.
Come to the meeting and learn more about television services that may be available in the future.
![]() PROJECTS UNDERWAY
New state-of-the-art digital security camera systems are being installed. This will permit better coverage for your comfort and safety. Plus it will give the Plaza staff a better way to handle problems since they will be digitally recorded in the new security systems. Damage and destruction to Plaza property will not be tolerated, and our policy is for Security to turn over evidence to the Ocean City Police Department.
Elevator upgrades to improve performance and safety are scheduled and will be completed very soon. This will result in fewer elevator down times and give smoother rides.
The walls of the west side walkway of the building are being painted. They have not been pained for approximately 10 years and are being repainted to offer protection as well as enhancing the appearance of the building. At the same time, we are mindful of “green” opportunities. In this case the paint color chose should reduce your air conditioning costs in the summer months.
![]() The public restrooms in the lobby and first floor have received a much needed upgrade.
Murals have been painted in some areas to upgrade the lobby and approaches to the beach and tiki hut.
An engineering firm is being consulted regarding leak problems which have been occurring. The engineer will also be making recommendations for replacements for the worn out windows on the sides of the units on the north and south ends of the building.
