Plumbing Inspection 2008

February 14, 2008

Dear Plaza Owner:

In 2001 and 2003 the Board of Directors saw the need to have a plumbing inspection undertaken throughout the building.  This inspection was quite successful in identifying problem areas.  Following the inspection, unit owners were notified by mail of any problem areas found.  The number of water leaks that occur have decreased since those inspections were undertaken.

In order to take the precautionary measures again, I am pleased to advise you that the Plaza has contracted with By the Sea Plumbing, a licensed and insured contractor, to inspect our units.  The inspections will be undertaken within the next few weeks.  Our office will mail you a copy of the inspector's findings and will retain a copy in the Association Office.  A sample copy of the Inspection Report Checklist is printed on the reverse side of this letter for your information.  The inspections will be completely paid from the Plaza's Operating Budget and will not be an additional expense to you.

Neither the Plaza nor the inspector will be liable if a problem occurs following an inspection in which all has been found to be in order.

It is the Board of Directors' position that by providing this service it will give owners a means to head off potentially expensive repairs and to appraise owners of possible problems.

If you have any questions pertaining to the inspections or the information provided in this letter, please feel free to contact the Association Office.

If you do not desire to participate in the free plumbing  inspection program for 2008, please contact the Association Office.  If we do not hear from you via email, normal mail or by phone within 10 days from the date of this letter, we will consider you are participating in the plumbing inspection program and will schedule an inspection of your unit.

Very truly yours,

Harry West, III
President
Board of Directors
